Lahey has retained the services of Walsh Brothers - one of New England's pre-eminent construction managers-for the Southeast Expansion project. Working in partnership for more than 20 years, Lahey and Walsh Brothers have developed unparalleled experience expanding Lahey's highly complex health care facilities. Over the years, Walsh Brothers has successfully performed many additions and renovations by paying close attention to Lahey's needs and providing the best quality construction on time and within budget, all the while carefully employing construction management techniques to minimize the impact on ongoing health care operations.

Our joint Southeast Expansion team is committed to delivering state-of-the-art health care facilities while fully preserving the integrity of ongoing hospital services. We will utilize phased schedules and implement strict site management plans to aggressively address issues of construction impact.
Schedule and Phasing
The Lahey and Walsh Brothers construction management team will adopt a construction-phasing plan to ensure a seamless transition into new facilities and to minimize disruption to patients, physicians, staff and visitors during construction activity. Following is a general overview of planned construction phases:
Phase I - Fall 2004
Construction of the Southeast Expansion will begin in November 2004. This site will notify and update hospital staff, patients and visitors on the status and timing of construction activity. Particular focus will be given to information regarding pedestrian and vehicular traffic routes. To accommodate construction activity during this time period, the following steps will be taken:
- The site construction and staging area will be established in the lower parking lot, eliminating 241 employee spaces.
- The displaced employee parking spaces will be relocated to the Gordon Building parking lot. All existing off-site employee parking will be maintained.
- Patient parking will be established in both the lower and upper lots, with all current upper lot handicapped spaces relocated to the lower lot by the 2 East entrance. There will be 65 handicapped spaces in total, pending approval of the Handicap Barriers Board.
- A temporary second-level entrance with handicap access will be constructed in the lower lot.
Phase II - Spring 2005
- Utility relocations in the main entrance area will begin in April.
- Temporary roadways will be created in June.
- Construction will begin on the Parking Garage and East Loop Road in August.
Phase III - Spring/Summer 2006
- The 36-bed "rooftop" addition will open.
- The new Southeast Building addition will be finished, and transition of hospital services will begin, prior to spring 2006.
- Interior renovations to existing facilities impacted by the expansion will begin in summer 2006.
- The parking garage will open and construction of the East Loop Road will be completed in August.
Phase IV - Summer 2007
- Southeast Expansion Project will be complete.
